Block Management is the day to day maintenance of the communal areas and parts of any block of flats or estate of leasehold properties. The responsibility for looking after these areas may fall to the Freeholder or a company set up within the lease agreement to carry out this function. The lease should allow for the collection of Service Charges to pay for the work required. If there is a management company a board of directors is appointed in line with the lease and the company’s rules. These individuals are responsible for meeting the obligations of the RMC or RTM Company.
Your Managing Agent
Your Managing Agent needs to provide a range of services to ensure that your home remains a pleasant place to live and your property is an appreciating asset. Dealing with legislation and leasehold matters, collecting service charges, preparing budgets and annual accounts, carrying out routine inspections and managing contractors are all important aspects of managing an estate or apartment block. The key factor is ensuring that the building is maintained in accordance with the lease and that leaseholders get value for money from their service charge payments.
